Government Help To Buy Scheme

The help to buy scheme has been set up by the government to assist first time buyers with getting on the property ladder and existing home owners to move up it. With as little as a 5% deposit required there are two ways to purchase a property up to the value of £600,000.

Firstly is Mortgage Guarantee. Available on both new build and pre owned property, it is intended to increase the availability of competitive rate mortgages to buyers with a minimum of a 5% deposit. The government are guaranteeing repayment of the mortgage to allow participating lenders to issue mortgages with confidence.

Secondly is the Help to Buy Equity Loan. The government will issue a loan of up to 20% to buyers with a minimum of a 5% deposit with a mortgage of 75% to cover the rest. This is available on new build properties up to the value of £600,000 being sold by approved, participating house builders. As it is an equity loan it will need to be paid back, either when you sell your home or at the end of the mortgage period, whichever comes first. The amount paid back will be 20% of the sale price, so if the price of your property has increased the amount you will have to pay back may be more than the original loan.
